Overview
- Vận hành hệ thống kỹ thuật/ Operation of Technical Systems
- Theo dõi và vận hành các hệ thống/ Monitor and operate the following systems:
- Điện/ Electrical
- Điều hòa không khí (HVAC)/ Air conditioning
- Cấp thoát nước/ Water supply and drainage
- PCCC/ Fire protection system
- Thang máy/ Elevators
- Máy phát điện/ Gensets
- BMS (nếu có)/ BMS
- Đảm bảo hệ thống hoạt động ổn định, an toàn và liên tục/ Ensure stable, safe, and continuous system operation.
- Kiểm tra và bảo trì định kỳ/ Periodic Inspection and Maintenance
- Thực hiện kiểm tra thiết bị theo checklist hàng ngày/hàng tuần/hàng tháng/ Perform equipment inspections according to daily/ weekly/ monthly checklists.
- Thực hiện bảo trì định kỳ theo kế hoạch/ Perform scheduled maintenance.
- Ghi chép đầy đủ thông số vận hành và tình trạng thiết bị/ Fully record operating parameters and equipment status
- Xử lý sự cố kỹ thuật/ Technical Incident Handling
- Tiếp nhận và xử lý các sự cố phát sinh/ Receive and handle arising incidents.
- Phối hợp với các bộ phận liên quan và nhà thầu để khắc phục sự cố/ Coordinate with relevant departments and contractors to resolve incidents.
- Báo cáo kịp thời các sự cố nghiêm trọng cho cấp quản lý/ Report serious incidents promptly to management.
- Đảm bảo an toàn lao động và PCCC/ Ensuring Occupational Safety and Fire Protection
- Tuân thủ quy trình an toàn lao động/ Comply with occupational safety procedures.
- Kiểm tra tình trạng hoạt động của thiết bị PCCC/ Check the operational status of fire protection equipment.
- Phát hiện và cảnh báo các nguy cơ mất an toàn/ Detect and warn of safety hazards.
- Hỗ trợ khách thuê/khách hàng/ Tenant/Client Support
- Hỗ trợ xử lý các yêu cầu kỹ thuật từ khách thuê/ Assist in handling technical requests from tenants.
- Đảm bảo chất lượng dịch vụ và thời gian phản hồi theo quy định/ Ensure service quality and response times meet specified requirements
- Quản lý vật tư và công cụ/ Materials and Tool Management
- Bảo quản công cụ dụng cụ được cấp phát/ Preserve assigned tools and equipment
- Theo dõi vật tư tiêu hao và đề xuất bổ sung khi cần/ Monitor consumables and request replenishment as needed.
- Báo cáo và hồ sơ/ Reporting and Documentation
- Lập báo cáo vận hành, sự cố, bảo trì/ Prepare operational, incident, and maintenance reports.
- Cập nhật nhật ký vận hành và hồ sơ kỹ thuật/ Update operational logs and technical documentation
Requirements
- Có kinh nghiệm làm việc trong lĩnh vực kỹ thuật tòa nhà trung tâm thương mại hoặc chung cư từ 2 năm/ Have 2 years of experience working in the technical field of commercial center or apartment buildings
- Năng lực chuyên môn kỹ thuật/ Technical expertise
- Hiểu biết về/ Understanding about
- o Hệ thống điện/ Electrical
- o HVAC (điều hòa thông gió)/ Air conditioning and ventilation
- o Cấp thoát nước/ water supply and drainage
- o PCCC/ Fire protection and prevention
- o Máy phát điện/ Gensets
- o Thang máy/ Elevators
- Đọc hiểu bản vẽ kỹ thuật cơ bản/ Read and understand basic technical drawings
- Sử dụng dụng cụ và thiết bị đo kiểm kỹ thuật/ Use technical measuring tools and equipment
- Kỹ năng vận hành và xử lý sự cố/ Operational and troubleshooting skills
- Vận hành thiết bị đúng quy trình/ Operate equipment properly
- Phân tích nguyên nhân và xử lý sự cố nhanh chóng/ Analyze causes and handle problems quickly
- Khả năng ứng phó tình huống khẩn cấp/ Ability to respond to emergency situations
- o Mất điện/ power outage
- o Cháy báo giả/ false fire alarm
- o Rò rỉ nước/ water leak
- o Sự cố điều hòa/thang máy/ Air conditioning/elevator problems
- Thực hiện bảo trì định kỳ theo checklist/ Perform periodic maintenance according to the checklist.
- Kiểm tra, phát hiện bất thường của thiết bị/ Check and detect abnormalities of the device
- Đề xuất sửa chữa hoặc thay thế phù hợp/ Recommend suitable repairs or replacements

- Có các chứng chỉ/ Have certificates:
- An toàn lao động nhóm 3/ Labor safety group 3
- PCCC & CNCH/ Fire prevention & rescue
- Chứng chỉ vận hành tòa nhà/ Building operation certificate
