Business set-up
Design the unit's structure, investment criteria, approval process and first-year budget; hire a small core team, including Laos staff.
Land sourcing and screening
Assess company-owned and third-party land opportunities and determine the highest and best use for each site (e.g., residential, commercial, subdivision, or rental).
Feasibility and deal structuring
Build development appraisals (GDV, cost, IRR, payback); structure JV, land-contribution and profit- or rent-sharing deals with landowners.
Partner selection and management
Select and contract developers, architects, contractors, project managers and sales agents, including regional firms entering Laos.
Permits and legal
Lead title checks, zoning, building permits and condominium registration through local counsel and Lao team members.
Project delivery
Control cost, schedule and quality as owner's representative through to handover.
Sales, leasing and exit
Develop pricing and sales strategies for off-plan and completed properties, land plots and leasing; coordinate buyer financing with relevant internal teams and explore demand from foreign and regional buyers where permitted.
Funding
Work with Finance on project finance, presale cash flow and bank or investor funding per project.
Reporting
Regular reporting to management and the Board on pipeline, project status and returns.
