Conducting market research on the real estate market across residential, commercial and mixed-use sectors to support investment screening and positioning.
Preparing comprehensive Feasibility Study (FS) for pipeline projects, covering land cost, construction cost, revenue assumptions, financing structure, NPV, IRR, payback period and sensitivity analysis.
Building and maintaining comprehensive cash flow (CF) models for both potential (pre-investment) and on-going projects, updating them as design, cost, pricing and financing assumptions change.
Conducting market surveys (pricing, absorption rate, comparables) and preparing research/investment reports for the Board, JV partners and institutional investors.
Regularly updating FS/CF drivers and macroeconomic scenarios, and interpreting FS/financial modules to advise on project feasibility and go/no-go decisions.
Collaborating with relevant departments throughout the project lifecycle.
Applying AI tools (e.g., ChatGPT, Claude, Copilot) in daily work to improve productivity in market research, data analysis, FS/cash flow model building, and report/document drafting.
Other tasks assigned by line manager.
